Why Renting Before Buying Can Be One of the Smartest Real Estate Decisions You Make

Buyers Rachael Ashley May 27, 2026

Sometimes You Don't Truly Know a City Until You Live There

One of the pieces of advice I often give clients relocating to South Orange County is this: if your timeline allows, renting before buying can be incredibly valuable.

Buying a home is one of the biggest financial and lifestyle decisions most people make. Square footage, bedrooms, and finishes matter, but so does something that can be harder to understand until you're living it every day: lifestyle fit.

I experienced this personally.

For a few years, I lived in Dana Point and absolutely loved it. There is so much to appreciate about living in Dana Point - beautiful coastal views, incredible beaches, a slower pace, and easy access to the harbor. I loved walking around town, spending time near the water, and experiencing everything that makes Dana Point real estate so desirable.

At the time, I could easily picture myself buying there long term.

But then life evolved.

Renting Gave Me the Ability to Learn What Actually Mattered to Me

Over time, I got into surfing much more seriously, and with that came a shift in priorities.

I realized I wasn't just choosing a home - I was choosing how I wanted to spend my everyday life.

As I surfed more, it became clear that San Clemente fit my lifestyle in a way I hadn't fully understood before living nearby.

San Clemente offers what many surfers and active residents love:

  • Endless surf break options including Trestles, San Onofre, T-Street, Cottons, and more

  • A highly bikeable coastal layout

  • Easy access to the beach trail

  • Walkability between restaurants, coffee shops, and local spots

  • A laid-back surf culture woven into everyday life

  • Strong outdoor lifestyle opportunities with trails, beaches, and ocean access

Living there felt different.

Instead of needing to drive to my lifestyle, I could live inside it.

And that distinction matters.

Why Renting Before Buying Can Save Buyers From Expensive Mistakes

When clients search for homes in Dana Point, San Clemente, or anywhere in Orange County real estate, I encourage them to think beyond the home itself.

Ask yourself:

  • Where do I spend most weekends?

  • What activities do I want access to?

  • Am I someone who wants walkability?

  • Do I value surf culture, harbor life, nightlife, schools, trails, or quiet neighborhoods?

  • Where do I realistically see myself spending my day-to-day life?

Renting first gives you the opportunity to answer these questions before committing long term.

Sometimes buyers discover they love a neighborhood they initially overlooked. Other times they realize their priorities shift once they begin living in a city.

And sometimes — like me — they discover another city nearby simply aligns better with how they actually live.

Dana Point vs. San Clemente: Lifestyle Matters

Neither city was "better."

For me, it simply became a question of fit.

Dana Point offered beautiful harbor living, coastal scenery, and an incredible quality of life.

San Clemente offered the surf breaks, bikeability, and daily lifestyle that ultimately matched where my interests evolved.

Renting gave me room to figure that out without making a rushed purchase.

Final Thoughts

Real estate is not only about buying the right property. It is about buying the right life.

Sometimes the smartest move isn't purchasing immediately. Sometimes it's giving yourself the opportunity to live somewhere first and let everyday experience guide your decision.

You can learn a lot from a lease.

Thinking about buying in Dana Point or San Clemente? Learn why renting first can help buyers discover the right lifestyle fit.
