If you've been watching the real estate market across South Orange County, you've probably noticed something: homes are still selling, but buyers have become far more selective. Gone are the days when simply putting a home on the market guaranteed multiple offers. Today's buyers are educated, patient, and quick to recognize when a property is overpriced.

The data across San Clemente, Dana Point, San Juan Capistrano, Laguna Niguel, Aliso Viejo, Mission Viejo, and Lake Forest tells a very clear story.

Single-Family Homes: Buyers Are Rewarding Accurate Pricing

There are currently 526 active single-family detached homes on the market across these seven cities.

  • Median List Price: $1,899,250
  • Median Days on Market: 42 days
  • 222 homes (42%) have already reduced their asking price

Nearly half of all sellers have already adjusted their expectations after coming to market.

That doesn't necessarily mean these homes are undesirable. In many cases, they're simply competing against buyers who have more choices, more information, and less urgency than they did just a few years ago.

When a home enters the market priced above what buyers perceive as fair value, it often receives fewer showings, less online engagement, and ultimately sits longer than expected. As those days on market begin to climb, buyers naturally start wondering if something is wrong with the property—even when nothing is.

Eventually, many sellers find themselves reducing the price to generate the attention they hoped to receive from day one.

The First Few Weeks Matter Most

The greatest amount of buyer attention typically happens during the first several weeks a home is listed.

That's when:

  • Serious buyers receive listing alerts.
  • Agents schedule their clients to tour the property.
  • The home feels "new" to the market.
  • Buyers are often willing to compete if they believe the home is fairly priced.

Missing that initial window by pricing too aggressively can be difficult to recover from. Instead of creating excitement, sellers often find themselves making one price reduction after another while competing against newer listings entering the market.

In many cases, pricing slightly more competitively from the beginning can actually lead to stronger negotiations than starting high and chasing the market down.

Attached Homes Are Following the Same Trend

The attached-home market—which includes condominiums and townhomes—is showing almost identical buyer behavior.

Across the same seven cities, there are currently:

  • 386 active attached homes
  • Median List Price: $843,900
  • Median Days on Market: 39 days
  • 165 homes (43%) have already reduced their asking price

The numbers tell virtually the same story.

Nearly half of all attached-home sellers have already lowered their asking price in an effort to reconnect with the market.

Today's buyers are comparing every available option. If one home appears overpriced compared to similar properties, many buyers simply move on to the next listing.

Pricing Is a Marketing Strategy—Not Just a Number

One of the biggest misconceptions sellers have is believing they can "leave room to negotiate."

While that strategy may have worked during extremely competitive markets, today's environment is different.

Buyers are comparing dozens of homes online before ever stepping through your front door. If your home isn't positioned competitively from the start, many buyers won't even schedule a showing.

The goal isn't simply to list your home.

The goal is to create enough interest early that buyers feel they're competing for an opportunity—not waiting for the next price reduction.

The Bottom Line

The market is speaking loudly.

Across both detached and attached homes in South Orange County, well over 40% of active listings have already reduced their price.

That doesn't mean sellers can't achieve excellent results—it simply means today's market rewards strategic pricing more than optimistic pricing.
